Located inside a narrow alley in the center of Jakarta, Rumah Nipah was a 3-story house with 15 units of boarding house. Vertically, the height of each level was reduced by using mezzanines as part of the living space, preventing the project from towering in the middle of a modest neighborhood.

The communal space consisted of a living space that was also used as a reception and dining area, as well as a main atrium formed from the opening of the stairs with large openings, allowing natural light into the house. Tenants' personal spaces had different types of units with different kinds of space experiences, suitable for a more personalized lifestyle.
